Established in 1981, Cartoonists Northwest is an association of professional and amateur cartoonists who meet monthly to network, collaborate, and promote community among Pacific Northwest artists.

 

In addition, Cartoonists Northwest artist Elizabeth Pankey will present, Caricature and Other Funny Stuff on Saturday, October 17 at 1:30 p.m.  Admission is FREE and the presentation is appropriate for ages 10 thru adult.  Private critiques after presentation.  Please sign up in advance for critiques, space is limited.

The Journey: Metaphors and Metamorphosis is a body of work exploring the transition into afterlife.  A universal human concern, this theme transcends cultural or religious differences.  As a sculptural installation, these works offer a pathway through a strange jungle of forms.  The physical pathway is a metaphor for the metaphysical journey, each of us embarks upon when life ends.

When They Say Thank-You…..

 

Do you ever have those negotiations when you just know that your seller is being absolutely inflexible.  I can’t tell you as a seller how imperative it is to show that you are willing to give a little in the negotiations.  That’s how both people can come out of the situation and feel like it was a win win situation.  Granted it can’t always be so friendly but we can certainly try.

 

But I suppose when you don’t actually have to sell the property it gives you a leg up in negotiations.  But then again it also makes you INFLEXIBLE.  Good thing you’re a friend of mine or I would go home screaming.  So a good way to defuse the situation was the text you sent me tonight that said “thank-you I appreciate what you do for me.”

$8000 Home Buyer Tax Credit

In searching and trying to find what the topic “du jour” is today it has become glaringly obvious that it is the home buyer tax credit.  There are a couple things that I think about the credit and believe me everything I write here is strictly opinion and nothing else.

  1. I don’t know if the tax credit is going to help us, is it a band-aid for a solution that is much bigger then we can wrap our heads around?  With that said I am leaving it open for further evaluation.
  2. I have only had 2 clients that have used the credit and it was something they were thankful for.
  3. I think we are going to have a heck of a lot of pissed off clients if they extend and add to that credit.

I see all these drawn out blogs explaining the tax credit until they must be raw at the fingertips when really it is quite simple:

  • Applies to purchases that close after April 8, 2008, and before Dec. 1, 2009.j0316868
  • Applies only to homes used as a taxpayer’s principal residence.
  • Reduces a taxpayer’s tax bill or increases his or her refund, dollar for dollar.
  • Is fully refundable, meaning the credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed.

To apply for the credit fill out form 5405 .  A couple other things to be aware of taken directly from the irs website:

For home purchased in 2009, the credit does not have to be paid back unless the home ceases to be the taxpayer’s main residence within a three-year period following the purchase.

First-time homebuyers who purchase a home in 2009 can claim the credit on either a 2008 tax return, due April 15, 2009, or a 2009 tax return, due April 15, 2010. The credit may not be claimed before the closing date. But, if the closing occurs after April 15, 2009, a taxpayer can still claim it on a 2008 tax return by requesting an extension of time to file or by filing an amended return.

So don’t forget when you’re filing your taxes for the next year to apply for the credit if you have the chance.

Moses Lake Colder Weather

Well if you were around at all this weekend you felt the same weather I did.  It was freezing, literally!  In one of my divisions I had over 6 people whose irrigation pipes burst over the weekend. j0441753I just wanted to put a reminder out to everyone to make sure you winterize your irrigation systems and pools.  Also make sure you wrap any metal water pipes that are open to the outside.  If you don’t you could have a problem like we had this weekend.

Force base before it closed down, which has an incredible history in itself.  In 1959 we were home to a three missile launching facility for the ballistic missile program.  In 1966 the base was closed down and primarily began to be used for public air traffic.  This also lead to the area of town that we term “base housing.”

Moses Lake, WA international airport has over 4700 acres and covers five runways for public use.  The main runway is 13,500 x 200 feet wide and we have also become an alternate landing site for the NASA space shuttle in case of bad weather conditions elsewhere.  Currenlty the airport is being used for training for the U.S. military, Japan Airlines, the Boeing Company and many other air carriers from around the world.

Moses Lake, WA has just recently gotten air service back between Seattle and Moses Lake, we as a community had to pitch in and make that happen.  With all the new industries coming to town and the need for corporate travel hopefully it will be here to stay.

  • A HUGE 4 acre corn maze to get lost in (come and take your chances to see if you can make it out).

All Day Blogging

I’ve done it…I’ve been learning about blogging all damn darn day.  I figured since I can’t go to the “Rainmaker” class in Seattle tomorrow I had to make up for it somehow.   What I’ve learned is…..Student

  1. You will never learn everything!! It really is something that you can learn today and by tomorrow it’s done a different way.
  2. Steven seriously knows everything!  If you haven’t taken one of his classes I highly recommend it, if you can figure out how to get into a webinar!
  3. I want this info but I don’t want anyone else to know it! Shhhhh keep it a secret we don’t want this getting out.
  4. Activerain can do more for us then we imagined! The power of the rain is simply terrifying (please don’t piss anyone off if you get kicked out you’re in trouble).

One thing I didn’t learn that maybe someone could help me with…..what is the difference between API and FTP and why won’t these damn darn things let me upload pictures?  I am off to use all my new found information (can you tell I’m using Scribe, thank-you Steven sooooo nice) on creating the most perfect blog there is.

What Is the Market Doing?

In the last couple weeks it feels like the market is slowly shifting.  We currently have 61 homes in pending….but we’ll

see how many of those can actually get to closing.  It seems with the financial institutions the way they are that getting them actually to sold is one of the hardest parts.  In those pendings the average price is $192,000 and the average days on market is 124.  That is up from our 90 days on market that we had 2 years ago

The key as always is pricing your home to today’s market and not hoping for yesterdays price.  Everyone needs to be realistic about what the market is doing.  A couple ways to get your everyone on the same page would be….
  • Take clients out to look at comparable properties.
  • Make sure they get a chance to look at sold comps.
  • Give them the sold comps visually so they actually get a chance to see the price on paper.

Using some of these ideas then everyone can be on the same page when pricing your home to sell.  It is a bit treacherous out there right now but if everyone works together we can sell those houses and get them from the pending status all the way to SOLD!
