Moses Lake Market Update November 2009

It looks like the last month has slowed down for us in pendings.  We had more pendings last year in the month of November then we do this year.  So is the First Time Homebuyer Credit working for us?

Moses Lake Market Stats Chart Nov 09

It definately has impacted the solds as you see there were more sold in the month of November this year then last year at this time.

December always ends up being a pretty slow month for activity with everyone gearing up for the New Year.  It is always a great time to start getting your house ready to sell if you are going to list in the New Year.

Moses Lake Waterfront Home For Sale–29087054 —Don’t miss out on this fantastic opportunity to own a waterfront home in Moses Lake while it’s still affordable!rear of house. pics 067

This home has over 4800 sq ft of living space and comes with a seperate mother-in law suite on the bottom floor.  This home on Moses Lake Waterfront sits on 1 acre of land that gently slopes down into the water and has it’s own pool and boat dock.POOL BEST. pics 091  Comes complete with BBQ Pit and it’s very own Tiki Bar that is plumbed so you can make your drinks right down by the pool.

While everything else for the Moses Lake Waterfront is priced over 550,000 at least this is priced at a fantastic $529,000 and is worth every penny.  This property has mature landscaping surrounding it (and we know how hard it is to find trees in Moses Lake) that provide shade from that hot summer sun.

The full size apartment on the lower level comes with a full size kitchen and 2 bedrooms and a seperate entrance to the outside with a solarium attached to the house.  Home is also currently being updated little by little to appeal to those with a more neutral pallet.

All of this is located in the Pelican Point area of town and children would attend the new Sage Point Elementary School.  This home sits on a street of similar waterfront homes and upper end homes all ranging from over 400,000 and up.  This neighborhood is only minutes from the convience of downtown shopping yet not in the heart of the town.  Don’t miss out on this fantastic buy today!

What Are Buyers Really Saying?

Have you ever wondered as your traveling around with your buyer what they really are asking you?  This is a brief run-down of some of the things I’ve learned along the way

  • “I want a 3 bedroom 2 bath with about 1800 sq ft for under $100,000″….what they are really saying

“I would like something for nothing and i would also like it to be on an acre of land.”

  • I would like to look at foreclosures I would be interested in a project.”….what they are really saying

“I have never been in a foreclosure home and I want to see how much work there really is.”

  • “I want to stay in the $100,000-$150,000 range.”….what they are really saying

“I have no clue what I would be preapproved for I’m just pulling numbers from the sky.”

  • “Hey do you have plans tonight?”….what they are really saying

“Can you drop everything you are doing tonight and show me houses that I’m not quite sure if I’m interested in or if I’m qualified for.”

homes, moses lake

  •  ” I called another agent about this listing.”…what they are really saying

“She’s already showed me the house but I’m going to ask you to write it up and then you can deal with the repercussions of that.”

  • “Do you think they’d let me move some of my stuff in the garage?”….what they are really saying

“I know you told me that it won’t close until tomorrow but I have the truck packed and I gave notice and I’m going to have to sleep in my car tonight unless they let me in.”
